A Freehold Estate at Clay Hill

This Indenture made the thirtieth day of December One thousand eight hundred and eighty one Between Frederick Alderton of Brentwood in the County of Essex Gentleman of the one part and John Edward Ford of East India Dock Road in the County of Middlesex Gentleman of the other part

Whereas by an Indenture dated the thirtieth day April One thousand eight hundred and eighty one between Bramston Baker of the one part and the said Frederick Alderton of the other part in consideration of the sum of Seven thousand five hundred pounds expressed to be paid by the said Frederick Alderton to the said Bramston Baker the hereditments firstly hereinafter described were granted by the said Bramston Baker to the use of the said Frederick Alderton his heirs and assigns And the hereditments secondly hereinafter described were covenanted to be surrended by the said Bramston Baker to the use of the said Frederick Alderton his heirs and assigns according to the custom of the Manors of Tottenham Pembrokes Bruces Dawbines and Mockings in the County of Middlesex And the hereditments thirdly hereinafter described and of which said hereditments Barnard Baker therein described was tenant on the Court rolls of the hereinbefore mentioned Manors were assigned by the said Bramston Baker to the use of the said Frederick Alderton his heirs and assigns

And whereas on the said thirtieth day of April One thousand eight hundred and eighty one the said Bramston Baker surrendered into the hands the Lord of the said Manor the hereditments secondly hereinafter described to the use of the said Frederick Alderton his heirs and assigns And on the said thirtieth day of April One thousand eight hundred and eighty one the said Barnard Baker surrendered into the hands of the lord of the said Manors the hereditments thirdly hereinafter described to the use of the said Frederick Alderton his heirs and assigns for ever And on the same thirtieth day of April One thousand eight hundred and eighty one the said Frederick Alderton was duly admitted tenant of the hereditments so respectively surrendered to his use aforesaid

And whereas by an Indenture dated the thirty first day of October One thousand Eight hundred and eighty one and made between John Locke Stratton and Charles William Curtis of the first part Sir William Michael Curtis of the second part and the said Frederick Alderton of the third part in consideration of the sum of One thousand one hundred and seventy eight pounds expressed to be paid by the said Frederick Alderton to the said John Locke Stratton and Charles William Curtis The said John Locke Stratton and Charles William Curtis with the consent of the said Sir William Curtis enfranchised the said hereditments secondly and thirdly hereinafter described to the use if the said Frederick Alderton his heirs and assigns for ever To be holden as freehold discharged from all incidents of copy hold or customary tenure

And whereas the respective sums of Seven thousand five hundred pounds and One thousand one hundred and seventy eight pounds expressed to be paid by the said Frederick Alderton for the purchase and enfranchisement respectively of the said hereditments as hereinbefore mentioned were not the proper monies of the said Frederick Alderton but were in fact paid by the said John Edward Ford and the said purchase and enfranchisement were respectively made by the said Frederick Alderton as a Trustee for and on behalf of the said John Edward Ford

And whereas the said John Edward Ford has requested the said Frederick Alderton to make such conveyance of the said hereditments to him as hereinafter contained

Now this Indenture witnesseth that in compliance with such request and in consideration of the premises and also in consideration of the sum of Ten shillings now paid by the said John Edward Ford to the said Frederick Alderton doth hereby grant unto the said John Edward Ford his heirs and assigns

Firstly all that piece or parcel of land situate at Totttenham in the County of Middlesex containing by admeasurement one rood five perches forming a portion of the abandoned channel or bed of the New River and bounded on each side by the lands hereafter described and intended to be hereby granted Together with pipes fences and bridge in or upon the said piece or parcel of land

Secondly all that messuage or tenement with the barns outbuildings and appurtenances thereunto belonging situate at Clay Hill Tottenham aforesaid Together with the several pieces or parcels of land thereunto belonging containing together by estimation twenty five acres and nineteen perches formerly in the tenure or occupation of William Heath and now of Robert Rowley Chapman

And also All that cottage with the garden and appurtenances thereto belonging formerly in the tenure or occupation of William Samuel Richards and now of James Sadler which said cottage adjoins the said messuage or tenement lands and premises situate at Clay Hill aforesaid all which said premises were subsequently in the occupation of Joseph Fletcher or his undertenants

And thirdly all that messuage or tenement with the barns stables outbuildings and appurtenances thereunto belonging situate at Clay Hill aforesaid together with two pieces or parcels of land formerly three pieces thereto belonging and nearly adjoining containing by estimation Ten acres three roods and eighteen perches formerly in the occupation of John Thompson Esquire and now or late in the occupation of the said Robert Rowley Chapman with exception of a small paddock containing three roods and thirty one perches in the occupation of the said James Sadler together with buildings erections fixtures hedges ditches ways passages waters watercourses mines mineral rights sewers drains easements and appurtenances to the said hereditments or any part thereof belonging or appertaining either actually or by regulation And all the estate right title interest claim and demand of the said Frederick Alderton in to and upon the said premises

To have and To hold the said hereditments and all and singular other the premises hereinbefore expressed to be hereby granted unto the said John Edward Ford his heirs and assigns To the use of the said John Edward Ford his heirs and assigns for ever

And the said Frederick Alderton doth hereby for himself his heirs executors and administrators covenant with the said John Edward Ford his heirs and assigns that the said Frederick Alderton hath not at anytime heretofore done or knowingly omitted or suffered or been party or privy to anything whereby or by means whereof the said hereditments and premises hereinbefore expressed to be hereby granted or any of them or any part thereof are is or may be incumbered or affected in any manner whatsoever or whereby he the said Frederick Alderton is in anywise prevented from granting the same premises or any of them or any part thereof in manner aforesaid

Memorandum 

By Indenture dated the Twelfth day of May One thousand eight hundred and ninety seven made between the within named John Edward Ford of the one part and William John Macqueen of the other part the said John Edward Ford conveyed unto the said William John Macqueen part of the within described hereditments containing seven acres and three quarters of an acre and bounded on the North by Clayhill Road on the East by land belonging to the Ecclesiastical Commissioners and on the South and West by other land part of the within described hereditments And by the same Indenture the said John Edward Ford acknowledged the right of the said William John Macqueen to production of the within written Indenture
